Privacy Policy

This policy explains what personal information nyssacarter.com collects, why, and what you can do about it. The site is operated by Nyssa Carter, REALTOR®, of The Agency Real Estate Brokerage | Halifax, 5546 Kaye Street, Halifax, Nova Scotia B3K 1Y5. We handle personal information in accordance with Canada's Personal Information Protection and Electronic Documents Act (PIPEDA).
What we collect
Only what you choose to send us through a form on this site:
- Contact and property inquiry forms: your name, email, optional phone number, and your message.
- Guide downloads: your name, email and optional phone number, and which guide you requested.
- Home search on REALTOR.ca: your name, email, optional phone number, and the area, price range and bedroom and bathroom counts you searched for.
- Neighbourhood quiz: your answers and the communities they matched, and, if you choose to give them, your name, email and phone number.
- Introduction requests to someone in our community directory: your name, email, optional phone number and message.
- Newsletter: your email address and a record of your consent: the wording you agreed to, when, and the IP address it came from.
When you submit any form, our servers also see your IP address. We use it to stop spam and abuse (see “Security” below) and, for the newsletter, as part of the consent record Canada's anti-spam law (CASL) requires.
We do not use analytics, advertising or tracking tools, and we do not build profiles of visitors who don't contact us.
How we use it
- To reply to you, and to provide the real estate services you ask about.
- To send you the guide you requested.
- To send the weekly market notes, only if you ticked the box and then confirmed by email.
- To keep a record of our conversations, as a licensed real estate brokerage must.
We do not sell, rent or trade your personal information.
Who else handles it
We use a small number of service providers to run the site. Each processes your information only to provide its service to us:
- Vercel: hosts the website.
- Neon: stores form submissions in our database.
- Resend: delivers our emails to you and to Nyssa.
- Cloudflare Turnstile: checks that form submissions come from people, not bots.
- Upstash: counts form submissions to limit abuse. It stores only scrambled (hashed) identifiers, never your email or IP address in readable form, and only for up to 24 hours.
- Clerk: handles sign-in for the site's administrators. Visitors do not have accounts.
These providers may store or process information outside Canada, including in the United States, where it may be accessible to authorities under local law.
If you ask for an introduction to someone in our community directory, we pass your name and contact details to them so they can reach you.
Cookies
The site sets no advertising or analytics cookies. The only cookies are ones needed for the site to work: sign-in cookies for administrators, and security cookies that Cloudflare may set while checking a form submission.
Email and how to unsubscribe
If you contact us, we'll reply about your inquiry. We send marketing email (the weekly market notes) only with your express consent. Every one of those emails has an unsubscribe link that works with one click, and you can also email nyssa.carter@theagencyre.com to be removed. We keep a record of your consent and of your unsubscribe, as CASL requires.
How long we keep it
We keep inquiry records for as long as we need them to serve you, and for as long as the record-keeping rules for licensed real estate brokerages in Nova Scotia require. You can ask us to delete your information at any time, and we will, except where we must keep it to meet those obligations.
Security
Information travels to and from the site over encrypted connections. Forms are protected by bot checks and rate limits, and access to submissions is limited to Nyssa and the site's administrator.
Your rights
You can ask to see the personal information we hold about you, ask us to correct it, or withdraw your consent to its use. Email nyssa.carter@theagencyre.com or call 902-790-4663 and we'll respond within 30 days. If you're not satisfied with our response, you can complain to the Office of the Privacy Commissioner of Canada.
Changes
If we change how we handle personal information, we'll update this page and the date at the top.
