Halifax Housing Market Q1 2026: What Buyers Need to Know

The Halifax Regional Municipality real estate market has entered 2026 with a mix of opportunity and caution. After two years of price corrections and stabilizing interest rates, the spring market is shaping up to be one of the most balanced we've seen in years.

The Numbers at a Glance

Let's start with what the data tells us:

  • Average residential sale price: $587,400 (up 3.2% year-over-year)
  • Median days on market: 28 days (down from 34 in Q1 2025)
  • Active listings: 1,847 (up 12% from last year)
  • Sales-to-new-listings ratio: 62% — firmly in balanced territory
  • Luxury segment ($1M+): 89 active listings, averaging 52 days on market
The market is telling us something important: we're moving past the volatility of 2023-2024 and into a more predictable rhythm. For buyers, that means more choice and less pressure.

Pricing Trends by Area

Not all neighbourhoods are moving at the same pace. Here's where we're seeing the most activity:

South End Halifax

The South End continues to command premium pricing, with the average detached home selling for $825,000–$1.2M. Inventory remains tight—only 23 active listings as of March 1st. Properties near Point Pleasant Park and the Northwest Arm are seeing multiple offers within the first week.

Dartmouth Waterfront

Dartmouth has emerged as the value play of 2026. Average prices for detached homes sit around $485,000–$650,000, with condos along the waterfront ranging from $350,000–$550,000. The new ferry terminal improvements and King's Wharf development continue to drive demand.

Bedford / Bedford West

Family-oriented Bedford remains steady at $550,000–$750,000 for detached homes. Bedford West new construction is pricing between $650,000–$900,000, with strong absorption rates.

Fall River / Enfield Corridor

The suburban corridor continues to attract families seeking space, with averages of $425,000–$575,000. The new highway interchange improvements are a significant value driver.

Interest Rates

Rates move through the year, so check the Bank of Canada's current policy rate and ask your lender for today's mortgage rates before you set a budget.

What this means for buyers:

  • As an illustration, a $500,000 mortgage at 4.5% costs approximately $2,750/month
  • Each quarter-point drop saves roughly $70/month on that same mortgage
  • Pre-approvals are valid for 120 days, so lock in now if you're planning a spring purchase

Inventory & What to Expect

Spring inventory typically peaks in April-May, and early indicators suggest we'll see a 15-20% increase in new listings compared to Q1 2025. This is good news for buyers who felt shut out during the tight markets of previous years.

What's Selling Fast

  • Move-in-ready homes under $600,000
  • Waterfront properties at any price point
  • New construction in established communities
  • Properties with legal secondary suites (rental income potential)

What's Sitting Longer

  • Overpriced properties (the market is sophisticated and buyers know fair value)
  • Homes needing significant renovation without a price discount
  • Rural properties more than 45 minutes from Halifax core

My Advice for Buyers This Spring

  1. Get pre-approved now. Don't wait until you find the perfect home to start the mortgage process.
  2. Know your must-haves vs. nice-to-haves. Inventory is better, but great properties still move quickly.
  3. Don't sleep on Dartmouth. The harbour city is having its moment, and early movers will benefit.
  4. Consider the total cost of ownership. Property taxes, heating costs (especially for older homes), and potential renovations all factor in.
  5. Work with someone who knows the micro-markets. Halifax is not one market—it's a collection of distinct communities, each with its own dynamics.

Looking Ahead

I expect Q2 2026 to bring increased activity as pent-up demand meets improved inventory. The sweet spot for buyers will be April through early June, before the traditional summer slowdown.
